Property and Cancellation Policies:
You will be charged the first night of your stay to guarantee your reservation with the balance charged 30 days prior to your arrival date. We will forward a receipt for that deposit within 24 hours.  A full refund of your deposit will be issued if you cancel this reservation 30 or more days prior to your arrival date.
Terms and Conditions

Property Rules – Icon by Sunnyside Retreats

Check-In: All check-ins are after 4pm. Proceed to the security desk inside the residents' entrance at Tower 3 of the Icon, located at 485 Brickell Ave. If there is a problem with your check-in, please contact Lyza at (305) 519-0812 or Francisco at (786) 853-5821.

Check-out: All check-outs are required to take place by 11:00am. A Sunnyside Retreats housekeeper will be at the unit NO LATER THAN 11am to clean the unit. Guests MUST EXIT the unit NO LATER THAN 11am UNLESS A LATE CHECK OUT IS APPROVED IN ADVANCE OF YOUR CHECK-OUT DATE in which case an additional fee may be accessed.  

Amenities Cards/Keys/FOBS: Each unit is provided with FOUR (4) AMENITY CARDS, TWO (2) UNIT KEYS AND TWO (2) FOBS for guest usage. You MUST PRESENT GUEST AMENITY CARD to use any of the resort amenities. Present card at towel stand, by pool, and they will provide you with a wrist band. They will take the amenity card when they provide you with the wristband and return the amenity card when you return the pool towels. Gym and Spa will take amenity card and return it once you have completed your use of gym/spa. If any of the four (4) amenity cards or two (2) FOBS are lost a charge of $50 per lost amenity card or fob will be accessed to your credit card on file. Please leave all amenity cards, keys and fobs on kitchen counter when departing.

Smoking: This is a NON SMOKING unit. Smoking is NOT PERMITTED inside the unit. In the event that smoking inside the unit occurs a $250.00 fee will be charged to the credit card provided by the renter. 

Garbage/Trash: Please remember to take out trash the day of or evening before your departure. A trash chute is located on the south side of each floor for your convenience.

Sound/Noise: City of Miami ordinance does not permit loud noise after 11pm. Please be sensitive to other guests in the building by not playing loud music or noise after 11pm.

Credit Card on File/Damage Insurance: All guests staying at this property will be given the choice of providing a credit card or purchasing damage protection insurance as a form of damage protection during their stay. In the event that the guest chooses to provide a credit card there will be a $250 hold put on that credit card the day of your arrival with that hold being released within 48 hours of your departure date. In the event that the guest chooses to purchase the damage protection insurance then they will purchase that insurance, directly from Sunnyside Retreats, at a cost of $5 per day. No guest will be allowed to enter a reserved unit until either option has been chosen and processed. 

Guests/Parties: The maximum number of guests allowed to sleep overnight in this unit is specified with each rental. More than the allowable number of overnight guests must be approved in advance and an additional fee will be accessed. If the guest does not inform Sunnyside Retreats of additional guests then the credit card on file will be accessed that additional fee automatically. NO PARTIES WITH OUTSIDE GUESTS IS ALLOWED DURING YOUR STAY.

Unit Contents/Condition: The unit is delivered to the guest in good condition and fully equipped with linens, towels, kitchenware, cookware, etc. Guests are NOT TO REMOVE ITEMS from the unit EXCEPT FOR BEACH TOWELS and to respect the overall condition of the unit. In the event that items from the unit are missing, the guest credit card on file will be charged to replace the missing items.  

Parking: One Valet parking space is COMPLIMENTARY with any rental of 30 nights or longer with completion and payment of condo application fee. Rentals under 30 nights must pay, if you so choose, for Valet parking at the rates charged by the parking concessionaire, Park 1. For parking information please call the on-site Valet Parking office at (786) 449-2668. VALET SERVICE CAN TAKE LONG DURING CERTAIN HOUSE.
